40-Unit Development Could Replace Car Wash Near The Junction, Jersey City

The results of a hearing this week could determine whether a proposal to tear down a Jersey City car wash and replace it with a mixed-use development will be allowed to move forward.

The Jersey City Zoning Board of Adjustment is scheduled to hear an application involving the Perfect Touch Express Lube & Car Wash Center property at 475 Communipaw Avenue during its virtual meeting this Thursday, January 14.
Developer 475 Communipaw Ave JT, LLC is seeking preliminary and final site plan approval with variances such as use and height in order to demolish the car wash and construct a five-story building with 6,517 square feet of commercial space below 40 residential units, according to the project’s principal points statement.
The statement notes that there would be 24 one-bedroom units and 16 two-bedroom units. Four of the one-bedroom units “will be affordable units,” the meeting agenda states. If ultimately approved and constructed, the building would also include a parking garage in the basement with 23 spaces, a deck and garden on the roof, 47 bike racks, a gym, and a lounge.

Deed records indicate that the property was sold in early 2020 for $2.3 million by Junction Holding Company, LLC. The site is located at the corner of Garfield Avenue in the Bergen-Lafayette section of Jersey City near The Junction

Site plans from Bodnar Architectural Studio that were released by Jersey City’s municipal government list the owner as 475 Communipaw Ave, LLC of Rutherford and name Jason Trembicki in the owner information section.
